§ 4.18. OPEN SPACE (OS).

  • (A) District intent. The OS (Open Space) Zoning District is intended to provide areas for rural and agricultural uses. This District is designed to conserve the rural character of areas not expected to develop in the near future.
    (B) Permitted uses.
    (1) Agriculture.
    (a) Crop processing and storage (materials produced on-site); and
    (b) Crop production.*
    (2) Residential.
    (a) Domestic pets; and
    (b) Dwelling single-family (including manufactured homes).*
    (3) Entertainment services.
    (a) Riding stable (commercial) - minimum ten-acre tract; and
    (b) Swimming pool (private).
    (C) Conditional uses.
    (1) Agriculture.
    (a) Agricultural product sales, distribution and storage facility;
    (b) Animal boarding/stables (excluding kennels) - minimum ten-acre tract;
    (c) Farm (general);*
    (d) Farm co-op facility;
    (e) Farm equipment sales and service;
    (f) Farmer’s market (permanent);
    (g) Floriculture;
    (h) Grazing and pasture land;*
    (i) Greenhouse (commercial) not exceeding 1,000 square feet in area;
    (j) Nursery, wholesale;
    (k) Raising and breeding of non-farm fowl and animals, commercially, except kennel; and
    (l) Viticulture (vineyard).
    (2) Residential.
    (a) Bed and breakfast facility;
    (b) Boarding house;
    (c) Child day care home;
    (d) Dwelling, accessory apartment (“granny flat”);
    (e) Group home;
    (f) Home occupation;
    (g) Residential facility for the developmentally disabled type I;
    (h) Residential facility for the developmentally disabled type II; and
    (i) Residential facility for the mentally ill.
    (3) Transportation services. Airstrip (private).
    (4) Park, recreation and natural areas.
    (a) Artificial lake of three or more acres;
    (b) Campground/RV park;
    (c) Country club/golf course/driving range;
    (d) Nature preserve/center; and
    (e) Park or recreational facility (playgrounds and athletic facilities).
    (5) Institutional/public uses.
    (a) Animal shelter;
    (b) Cemetery;
    (c) Church or temple;
    (d) Community center;
    (e) Fire station or police station;
    (f) Kindergarten or day nursery;
    (g) Library; and
    (h) School (any combination of K - 12), public and private.
    (6) Entertainment services.
    (a) Recreational development (private);
    (b) Seasonal fishing or hunting lodge; and
    (c) Swimming pool (public).
    (7) Retail/wholesale sales. Roadside sales stand.
    (8) Personal services. Child care/day care center.
    (D) Lot and yard standards.

    (1) This District will be the default zoning classification for initial zoning during annexation for applications without a development proposal.
